Annotation | The findings of two studies of homeowner behaviour and attitudes to repair, maintenance and improvement are described: one on a wide range of dwelling types in central Scotland; the other focusing on areas of pre-1919 terraced and inter-war semi-detached housing in Bristol, Leicester and London. It examines how homeowners identify repair needs and decide on the most appropriate course of action; and whether building surveyors, architects or builders are involved in advising owners. The process of organising and paying for building work is considered: finding a trustworthy builder, and the reasons why many groups find it difficult to cope. A chapter on understanding upkeep behaviour reviews motivations and constraints which influence repair, maintenance and improvement. A series of pressure points when household are most likely to experience difficulties are related to typical stages in the life cycle and to stages in the occupation of the dwelling. The implications of these findings for policy are examined, concluding that there is the potential for a wide range of organisations in public, private and voluntary sectors to help owners to spend more on essential repairs and to target their investment more effectively.
